Remediation of Fire Safety Defects in apartments and duplexes built between 1991 and 2013

If you live in an apartment/duplex development scheme built anytime time between 1991 and 2013 and you have concerns about Fire Safety issues in your building you need to be aware of this scheme.

The government has committed to provide funding to help property owners

The government has committed to provide funding to help property owners, through their Owners Management Company (OMC), fix Fire Safety Defects, Structural Defects and Water Ingress Defects due to defective Design, Workmanship or Materials, that did not meet the requirements of the Building Regulations at the time of construction for apartments and duplexes built between 1991 and 2013.

If you have concerns about any of the following issues in your building you need to notify your OMC of your concerns and FIRE Safety Consultants can then support your OMC in preparing the required information to make a successful application to the Housing Agency to access the necessary funding to remedy defective Design, Workmanship or Materials, that did not meet the requirements of the Building Regulations at the time of construction of your property in your building.

If you have concerns about any of the following Non-Exhaustive list of Fire Safety issues in your building they may qualify as Defects eligible for remediation under the scheme:

  • Fire Detection & Alarm Systems,
  • Emergency Lighting Systems,
  • Compartmentation between property units, floors, stairwells, service risers etc
  • Fire Stopping where required.
  • Fire Doors Fit for Purpose where required.
  • Management of fire safety, for example:
    • Maintenance of escape routes, clear and free from any obstructions.
    • Emergency Fire Procedures in place and displayed.(in different languages as appropriate)
    • Fire Drills & Inspections to test fire safety systems in the building.
    • Fire Safety Register live and completed.
    • Proper Storage of combustible materials (such as refuse).
    • Confirm Gas & Electrical installations fit for use
  • Water ingress defects
  • Structural defects

Our one stop-shop-service provided by our multi-disciplinary in-house team includes many of the other listed services starting at the initial Fire Safety Assessment and ending at full certification of any works required.

FIRE Safety Consultants will only engage fully qualified contracting professionals. Should specialist services be required as part of the project, the specialist will be registered with the relevant professional body and will produce all required certification on completion e.g. FIRAS, NSAI, CIF etc.

He has a deep understanding of the industry and needs of clients and leverages this experience to deliver tailor made solutions that align with each client’s goals and objectives.

Aidan is an Expert Contributor to the National Standards Authority Ireland (NSAI) and regularly acts as an Expert Witness for all major insurers in Ireland and the U.K. He is recognised as an industry leading expert in the  identification and remediation of latent defects related to Fire Safety, Structures, Water Ingress, and Cladding problems and has only in the last year successfully completed a number of large multimillion remediation projects in Ireland, the U.K. and Europe, specifically targeting Fire Safety and Water Ingress matters. Aidan’s knowledge and experience across numerous regulatory and legal jurisdictions ensures a very comprehensive and balanced approach to all projects.

Aidan holds a Bachelor’s in Engineering from University College Dublin and several other technical and project management qualifications from Trinity College, demonstrating his passion for and commitment to continued professional development.
